Our Conveyancing Team works for you to ensure that your Contract is handled professionally, efficiently and cost effectively. Things to know:

Cooling Off Period - In Queensland Buyers are entitled to a 5 day cooling off period. Should the Buyer use their ability to terminate a Contract during the 5 day cooling off period, they pay a penalty of 0.25% of the purchase price to the Seller.

Time of the essence - Standard Contracts in Queensland are written so that "time is of the essence". What this means to you is that there is no automatic right to an extension of time for any condition or due date under the Contract.

Insurance - When purchasing freehold property in Queensland, the property is at the Buyer´s risk from 5:00pm on the first business day after the Contract date. It is important that the Buyer arranges insurance cover over the property immediately to protect their rights.

Building and Pest Inspections - We always recommend that the Buyer conducts both building and pest inspections when purchasing a property to check for structural weaknesses or pests infecting the property. In certain circumstances the Buyer is entitled to terminate the Contract if not satisfied with the results of either inspection. There are strict time limits relating to these inspections and notification of termination.
